Golf Communities - Naples Area

Golf courses communities in the Naples and Bonita Springs area come in three different flavors - Bundled Golf, Golf Membership Mandatory and Private Clubs.

Bundled Golf

When you purchase a home in these communities, you are automatically a member of the golf club. There is no equity or deposits required to become a member. Although, minor transfer fees may apply. Basically, the value of the home, includes the value of the golf course membership. They can not be separated. If you are financing your home purchase with a mortgage, you are in essence, also financing the value of the golf membership.

Bundled golf communities are rich in amenities. Not only is there golf, but also clubhouses, restaurants, tennis, gated, social activities, workout facilities and much more. Since all owners are also members, it can provide sense of fellowship. The great array of amenities has made these communities very attractive to buyers. The communities can also differ significantly by age of homes, quality of the course and other distinguishing factors.

Bundled golf communities include: Cedar Hammock (18 holes), Forest Glen (18 holes), Foxfire C.C. (27 holes), Glen Eagle (18 holes), New Heritage Bay New (27 holes), Naples Heritage (18 holes), Naples Lakes (18 holes), Royal Wood (18 holes), Stonebridge (18 holes), Vanderbilt (18 holes).

Bonita Springs and the Ft. Myers area also has a number of fine bundled golf communities. Two examples include: Heritage Palms and the Legends

There is a large selection of courses offering different amenities, playing conditions, designs and challenges to accommodate all budgets and tastes.

What's the Annual Dues?

Except for a few exceptions, the combination of annual dues, homeowner association fees and condo fees (when applicable) when totaled, will range in the $5,000  to $6,000 per year Range. That would compare to a "no frills" community of approximately $2,500+ per year.

How Good Are the Courses?

Some of the communities are older, with older course designs, while others are only a few years old. The golf courses range in a maximum distance from 5,800 yards to over 7,000 yards. Each course differs in design, esthetics, fairway landings, putting greens and so on. For the most part, the courses are in great condition and offer a first rate golf experience.

 

Golf Equity Mandatory

In these communities, the price of the home and the price of joining the club are separate. Here you would buy a home, then you are required to purchase the golf membership.

Golf Mandatory communities include: Bears Paw (18 holes), Eagle Creek (18 holes), Wilderness (18 holes), Wyndemere (27 holes)

Golf Membership not Required

Many of the larger communities in the area have a private golf and country clubs within the developments gates. Members of the club could be from within or outside the community. Homeowners within the community have no connection with the club, no different than any private club in the country.
