The purchase history for any property is
available in the Collier County's public records.
Historical appreciation values can be approximated
for neighborhoods, condo buildings, communities and
large areas. The following chart shows the average
yearly appreciation gain realized by home owners who
sold their property in the 2nd Quarter of 2004:

Notes:
- Example: Naples area homes purchased in
1996 that where sold in the 2nd Qtr 2004, on
an average, returned a 10% increase in value
per year.
- Appreciation increases on specific
properties ranged from less than 0% to over
30%.
- Includes only those home that where held
for over a year.
- Rates can vary significantly by area.
- Based on over 1,600 single family and
condo homes sold.

Factors Influencing Naples Appreciation Gains
Several factors are contributing to appreciation
growth:

Greater Demand - Emergence of the baby-boom factor
(see above).

Greater Demand - Pre-retires buying years before
retirement to protect their purchasing power.

Greater Demand - Growth in population required to
support the economic development (see
market overview).

An increase in buyers for investment purposes only.

Area's closest to beaches have been developed (see
new construction).
Collier County Appreciation and Growth Rates
The County's Tax Roll Summary shows the increases in
the county's market value for residential,
commercial and new construction properties combined.
Certain residential areas have seen higher
percentage growth rates, while others have seen
less.
