Heritage Bay Bundled Golf Community

Heritage Bay is Naples latest and greatest bundled golf community (golf included) being offered by US Home and Lennar in the Naples area. The community is centered around 27 holes of golf and will have 1,200 homes in total. Homes will include Terrace Homes (4-story condo buildings), Verandas (12-plexes, 6 units up and 6 units down), Coach Homes (4-plexes, 2 units up and 2 units down) and single family homes. Home prices currently run from the $200s for 2 bedroom condos to over $1 million for estate homes.

Heritage Bay is a considerable upscale community vs. some of the older bundled golf communities in the area. If you want new and bundled golf in the Naples area, then this is your only option. Community features include:

27 holes of golf - Tiff eagle greens (good stuff) - Hand mowed greens - Five sets of tees, 7,200 yards from the tips  - Resort style pool with Chickee bar - Two-story clubhouse - 27.000 sq. ft. - State of the art fitness center - Club house scheduled for completion in 2008.

Heritage Bay News

• All 27 holes of golf are opened for play and is an excellent track. Greens are huge, with built in undulation you will not see at any other bundled golf community and many of the equity clubs. The large greens makes the approach shots play different as they move pins around to 9 different pin placements.

• Each of the 3 nine hole course are championship courses. Playing different combinations of 2 out of the 3 nines, makes seems like play three different courses.

• The course is greatly valued by local golfers as on most days in the season tee times are totally booked out. One of the best, if not the best bundled golf course I've played. Few are in the same league.

• Heritage Bay home sales remain brisk when compare to other new developments in the area for the price range.

• Pricing remains very competitive. New condos and homes are priced below resells in older communities, with the exact same floor plans. But Heritage Bay homes come with many upgraded features, along with much stricter building codes.

Location

Heritage Bay is located approximately 3 miles east of I-75 on Immokalee Rd, 6 miles to beaches and 30 minutes to downtown Naples.

Value Comparison

US Home most recently completed bundled golf community in the Naples area was Cedar Hammock. Cedar Hammock is a wonderful community and its homes have same floor plans as those available at Heritage Bay. Here's how they stack up:

Pricing on New Construction

Terrace Condominiums (4 story, 30 units per building) - Under $250,000

Verandas (12 units per building) - High $200's.

Coach Homes (4 units per building) - Upper 300's

Executive Homes - Lower $500's.

Estate Homes = $800s and up.

Fees - Annual Golf = ~$2,700/yr.
