Naples Bays and Communities with Gulf Access

Naples Port Royal

Overview

Homes with Gulf access are either by way of the Naples Bay, Doctors Pass (see example), Clam Pass, Wiggins Pass, and Big Hickory Pass. Each can be access by owners of single family homes and condo communities on waterfront property leading to those passes.

Naples Bay

On the west side of Naples Bay you have the Port Royal and Agualane Shores neighborhoods. Two of Naples upscale boating communities located just south of the Olde Naples area.

There are approximately 400 homes in the Aqualane Shores'  neighborhood. The majority were built in the 1960, and then a second generation were built in the late 1990's and 2000's from tear downs.

Port Royal's approximately 600 homes were pretty much built on a consistent level spanning the 1960 to the 2000's. Other than beach front, the land these homes sit on are the some of the most expensive in the Naples area. In most instances the value of the lot, is worth much more than the structure that sits on it.

At the very north end of Naples Bay there are several condo associations were owners have docks and access to the Gulf. On the east side of the Bay is Royal Harbor, also with homes on expensive waterfront lots.

Other neighborhoods also have access to the Naples bay through the Gordon River that feeds it, and through other side channels as indicated on the map here.

By way of Naples bay, boaters can make it south to Marco Island through back bays, without having to enter the Gulf of Mexico, then south of Marco to the 10,000 Islands. 

Venetian and Moorings Bay

Owners on the Venetian and Moorings Bays have Gulf access through Doctors Pass. The west side of the Bay is made up of condo associations, of which many have boat docks for their owners. These owners also have just a short walk to the beach. The east side of these bays are single family home lots.

There are several bridges in the area, so only those owner with docks on the Gulf side of these bridge keep sail boats.

The Venetian Bay is surrounded by the Park Shore area of Naples. Part of the Park Shore area consists of High Rise beach condos. Owners in these beach condos are able to purchase docks in the Venetian Bay if so desired. Find out more about Park Shore.

Vanderbilt Beach Area and Wiggins Pass

The next largest boating area, just a little further north is the Vanderbilt beach area. Condos and single family homes on the Vanderbilt lagoon have access to the Gulf through Wiggins Pass. Once again. the waterfront lots, are very pricy, but a little more affordable then sections of the Naples Bay.

Wiggins Pass also provides access to boaters living in several smaller single family home neighborhoods and several different condo complexes.
